TPRVs: Letting Off Some Steam (& Boiling Water)

Navigating the nuances of your new home can be daunting, but understanding the intricacies of critical components like the water heater’s Temperature Pressure Relief Valve (TPRV) is essential for peace of mind. Installed as a safeguard against potential disasters, the TPRV plays a crucial role in maintaining the integrity of your plumbing system and ensuring the safety of your household.

Designed to activate when the temperature of the water in the heater reaches 210 degrees Fahrenheit (yes, that is 2 degrees under boiling!) – the TPRV’s primary function is releasing excessive pressure and temperature buildup within the water heater tank. Its presence is often overlooked, but its importance cannot be overstated. Without a functioning TPRV, the risk of a water heater tank rupture looms, a catastrophe that can lead to extensive water damage and even injury to occupants!

Appliances lacking a TPRV drain are a safety concern!

During the home inspection process, meticulous attention to detail is required to ensure the proper installation and configuration of the TPRV. Our skilled inspectors will verify several important requirements that should be present on all TPRVs. First, that the TPRV is securely installed and equipped with a discharge pipe that directs escaping pressure and hot water safely to the home’s exterior. There are a several other requirements that will be identified on your home inspection report if they are not observed, or are improperly installed – here are a few:

– Discharge to a point that is readily observable to building occupants, in a manner that does not cause personal injury or structural damage – this protects occupants and the building materials of the home.

– Be installed to flow by gravity, not be trapped, and not have valves or tee fittings – this prevents blockages of the pressurized discharge which could cause the drain pipe to burst.
– Serve a single device, and not connect to piping serving any other device or equipment – this prevents the drain pipe from becoming overwhelmed if both devices activate at the same time.

– The end of the pipe cannot be threaded – this prevents a cap from being installed on the drain pipe.

– Terminate not more than 6” above, and not less than 2 times the pipe’s diameter above, the floor or waste receptor rim – this prevents the boiling water being discharged from injuring someone who may be nearby when the valve activates.

Common TPRV drain defects observed on Protect Property Inspections

Recognizing the telltale signs of a faulty TPRV is paramount for homeowners. In addition to visible leaks or hissing sounds emanating from the valve, a malfunctioning TPRV may manifest through irregular temperature fluctuations or lukewarm water supply. In the event of a TPRV discharge, swift action is imperative. While minor releases of water are normal, persistent or frequent discharge indicates a more significant problem with the water heater.
